Selling

If you are thinking of selling your property, then you have come to right place. With many years of real estate experience and a young and dynamic team, Casas Manuel can provide you with a ‘one stop shop’ service which will take the stress out of selling.

Many people ask the question – "As our agent, what will you do for us?" The answer is simple. - We will provide you with a professional and reliable service, second to none. At Casas Manuel, we believe that communication is the key to success. From day one you will be introduced to each one of friendly staff, so that if the person you usually deal with isn't around, you can still speak to somebody who knows who you are and what property you are selling.

At Casas Manuel, we don't rely on the ‘shop window’ method of selling. The industry as a whole is continually changing, hence it’s important to find new ways of attracting buyers.

We can offer you:

  • A Professional and Reliable Service
  • Multi Country Exposure
  • A Strong Internet Presence
  • Multi Level Media Advertisement
  • Regular Updates
  • Instant Feedback on Viewings

Although we remain to be a successful company, by no means do we allow room for complacency. We are continually trying to grow and find new methods to help us develop. Recent years have seen us at various property exhibitions around the world, including Iceland (Reckyavíc), Sweden (Malmö), Spain (Alicante) and England (London), all of which proved highly beneficial, not only through the leads we generated, but also the networks that were formed along the way.

Below is a checklist of everything that is required when it comes to selling your property in Spain.

  • Escritura
  • Cédula (Habitation License)
  • Copy of Electric, Water and Phone bills.
  • Last original paid SUMA bill.
  • Original NIE'S
  • If you will not be present in Spain for the signing of your property, power of attorney must be handed over to either a solicitor or the agent responsible for the sale.

Have you had a pool or extension added to your property? If so additional paper work will be required:

If you are part of a community:

  • Project for pool or extension work.
  • License from your town hall for undertaken work.
  • Authorisation from the president or administration of your community.

If you are not part of a community:

  • Project for pool or extension work.
  • License from your town hall for undertaken work.
  • Authorisation from neighbours in some cases.

If you don't think you have your papers in order, not to worry. We can recommend several reputable solicitors in the area who will be able to assist you in this matter. If you are thinking of placing your property on the market it is imperative that all paperwork is in order and up to date, mainly because when we find you a buyer, the last thing we want is for any last minute delays which in turn could prevent the sale from going through.

If you have any queries, please do not hesitate in contacting us. At Casas Manuel we’re here to help.
